Commercial building worth investing into

Hi all.
I’m lvl 45 and I have quite a few commercial building available. However I’m not sure which ones are worth investment as some of them are quite expensive. Specifically I’m wondering about the following:
Private Clinic
Hippodrome
Contemporary Art Center
Natural History Museum
Science Park
Private school
Science Museum
High-rise hotel

Private school as it’s drops for good collections. Others don’t bother unless youre doing side missions when you need to build some of them. Long term you’ll not keep any except Private School.
