Do I need those buildings?

As I just discovered the extremely expensive cost of the land expansion, I'm reconsiders each and every building.

Many of the expensive building are taking a lots of space - 3x3 and seems to gain a very little.
Example to such buildings are:
House of Wax
Water park
Contemporary art center
And many more.

Is there any real need for those buildings and others?
